Coordinating your transactions is time consuming and often frustrating. Using our transaction coordination services, much of this time could be more profitably spent finding new clients, selling property, and other tasks that increase productivity, resulting in greater revenues – dollars on the bottom line.

Our Team…

Our TC team is comprised of two brokers who have been doing transaction coordinating since 2003. We have over 14 years of experience in providing solution-oriented management of contracts and timelines, and ensure a smooth transaction from start to finish. We are knowledgeable with all California Bureau of Real Estate’s (BRE) required disclosures, contracts, and addenda. We have managed high-volume brokerages, done transaction coordinating for commercial and re-sale real estate, and sold resale and new homes. At the height of the market (when escrows were closing in 30 days or less) we were managing and closing over 100 transactions each month. As the market started to decrease we began doing short sales as well. We have closed over 2400 short sales since 2006. Our closing rate in short sales is well over 95%. Even in a changing market, we have a proven track record of problem-solving and closing even the toughest transactions.

Over the past 14 years, the key to our success has been our synergistic approach. We understand that every real estate transaction is unique with different parties involved: principals, brokers, escrow, lender, inspectors, and more – each with their own responsibilities to the transaction. As such, we emphasize communication, timeliness, and attention to detail with all parties involved – this is essential to the successful close of every transaction.

Here is just a sample list of what we will do for you as your Transaction Coordinator.  We tailor our process to the specific needs of you and your brokerage.

  • Verify that all required addenda are included with the contract.

  • Review contract, disclosures, and all paperwork for signatures and completeness

  • Track deposit, appraisal, loan progress, status of inspections and repairs, contractual timeframes, and items outstanding

  • Fill out commission disbursement forms.

  • Open file with escrow and order the Title Report

  • Evaluate and Monitor the Settlement Statement and Title Report

  • Order home warranty, NHD, & other reports as required

  • Provide client with all disclosures & broker forms to complete and return

  • Schedule Inspections

  • Ensure that all paperwork is provided to all parties.

  • Send deadline reminders as needed throughout the transaction.

  • Follow up with the escrow company, lender, and other agents as needed. Keep agent informed of those communications.

  • Follow up with the escrow or title company on the closing day.

  • Provide Broker with completed, DRE compliant file upon closing

  • Make sure checks go out and you get paid
